PAL offer a flexible service ranging from one off support to full property management.

Property Management Services

Before any property is taken, we require the Landlord to complete our Information Form which gives us all the information we need to manage your property. PAL will then visit and do a thorough report so we all know the condition from the start. This will include photos for reference purposes.

All our fully managed services offer a 24 hour emergency personalised phone contact giving you the Landlord and your Tenant peace of mind should anything go wrong out of normal working office hours. The phone will be answered by us and if deemed necessary we will contact our contractors who also offer this service so major issues will be dealt with promptly.

All our contractors are fully qualified and registered in their field and carry public liability insurance.

Tenants deposits are registered with the TDS (Tenancy Deposit Scheme) and PAL complies fully with the rules and regulations.

 

We offer various levels of service which are outlined below.

Option 1: Fully Managed Service (including rental collection)

This includes PAL managing the property on your behalf, and includes collection of the rent monthly into our client account, then transferring monies to you within four days of the due date. We will also chase outstanding payments and keep you informed of the progress. Dealing with all maintenance issues as and when they arise and being the main point of contact for your Tenant throughout their tenancy. We are a little firmer than most Landlords when it comes to informing Tenants of their responsibilities which ensures that you are not paying out unnecessarily. PAL does three inspections on your property a year (4th, 8th & 12th month of the tenancy) which will let you / us know how the tenants are looking after the property and also highlight any issues which haven’t been reported that need attention. Both Landlord and Tenants get a copy of that inspection report, which will include photos where necessary. Any action needed will be followed up within the agreed mentioned time.

Option 2: Fully Managed Service (excluding rental collection)

This service includes PAL managing the property on your behalf, with you the Landord collecting the rent monthly. PAL will be dealing with all maintenance issues as and when they arise being the main point of contact for your tenants throughout their tenancy. We are a little firmer than most landlords when it comes to informing tenants of their responsibilities which ensures that you are not paying out unnecessarily. PAL does three inspections on your property a year (4th, 8th & 12th month of the tenancy) which will let you / us know how the tenants are looking after the property and also highlights any issues which haven’t been reported that need attention. Both Landlord and Tenants get a copy of that inspection report. Any action needed will be followed up within the agreed mention time. We do ask for a £500 float to cover all emergencies. Fees are taken in advance of the tenancy at the start of the tenancy.

Option 3: Property Holiday Cover:

For peace of mind while you are away on holiday PAL offers a holiday cover service. You the Landlord can advise your Tenant that you will be away and give them our number. We will introduce ourselves to your Tenant and reassure that while you are away, should there be any issues, we will be there for them. This service does require a one - off registration fee so that we have all the details of your property on our files – your preferred suppliers, tenant details etc. so the any transition is seamless. There is a weekly charge while you are away. Any maintenance issues will be dealt with and be invoiced (should there be any) upon your return.

Option 4: Property Support Service

This option is designed for the busy Landlord or homeowner who just needs support on various maintenance issues and therefore is charged accordingly. This can be to assist in obtaining contractors or overseeing deliveries. Whatever the request we are sure we will have a solution.

Option 5: Overseeing any renovations

This service is designed to assist Landlords for any renovations to their property including painting and updating in between tenancies. You do not have to be locked in to our fully managed service which can be used “as and when basis”. PAL will discuss with you what needs to be addressed and meet you at the property if necessary and go through everything face to face. PAL will then source contractors and gain quotes for you to make the final decision. During the works we will be the main day to day contact for the contractors and visit to oversee updates. At the end of the works, we meet at the property with the contractors (ideally with the Landlord) and go through with the contractors all the works to be signed off. No final payments will be paid to a contractor until the works have been checked and signed off.

Option 6: Letting of your property – non rent collect

PAL is happy to market and oversee the letting tenancy of your property. We work closely with totally independent letting agencies for the marketing and arrange the viewings for the property. All offers are put to the Landlord through us and once accepted we will then oversee the whole letting process – confirm the offer paperwork, take holding deposits, obtain references, ID checks and draw up the tenancy agreement. Our agreement is in accordance with ARLA (Association of Residential Lettings Agents) guidelines. PAL oversees the move in process and ensures the tenants know who they have to contact for any issues. We would then manage your property and you collect the rent.

Option 6: Letting of your property – including rent collect

The same as option 5 but PAL manages and collect the rent.

 

Options can be supplied individually or in combinations to suit clients requirements

PAL is also able to assist Landlords on all other aspects of Property Management and arrange for end of tenancy notices, evictions, Landlord Accounts for the TAX office and general advise on renting your property.
